Can you hold a place before I apply?
Although we are very grateful for your interest in a certain rental home, until you apply, are approved, and pay the appropriate security deposit for a particular property we cannot ‘hold’ a home for you. We are transparent with all prospective tenants about current applications on the property as well as ensure availability is updated ASAP. -
How old do you have to be to apply?
Anyone living in the property over the age of 18 must submit an application. If a minor turns 18 during the lease term, if renewal is offered they must submit an application. -
How do I pay rent?
ALL payments are made with our secure online portal system. Rent is due on the 1st, late on the 2nd, and late fees are posted on the 5th of every month. -
I want to get a pet. What should I do?
We work directly with PetScreening for all pet, ESA, and service animal applications to ensure Fair Housing standards are being met. This is part of the property application process and also must be completed if you decide to bring home a furry friend during your lease term. -
How often do you raise the rent, and what factors influence rent increases?
Near the end of every lease expiration, our property manager will pull comparable properties and current market rents. We keep the market as well as our clients top of mind when adjusting rents, as we want to avoid tenant turnover whilst still achieving the best returns possible for our owners. Sometimes, rents may remain the same, increase, or decrease based on these variables but cannot be determined until closer to the possibility of renewal for our residents. -
What happens if there is a major repair needed that temporarily disrupts living conditions (e.g., plumbing or HVAC failure)?
All maintenance requests are made through the Online Portal for tracking purposes as well as vendor coordination. We have a custom, attorney-drafted addendum for Emergency Maintenance to ensure clear expectations are communicated for owners & tenants.
